There are many categories of buyer, some are straight property investors looking for good returns. Others buy a vacation home looking for access to the best beaches and entertainment. Some simply are searching for retirement places with good lifestyle.
Samui Property for sale is now attracting a lot more families looking for a different way of lifestyle. Taking advantage of the move to home working or remote office.
The choice of international schools to A Levels, established schools like the International School of Samui (Chaweng area) and Panyadee school in Chaweng Noi, mean parents have good choices for high quality education in a progressive environment. Retirement living might also be seen as advantageous with access by plane to Bangkok just over 1 hour away. And then onwards to other destinations in Southeast Asia and beyond.
Samui villas are generally a lot bigger than traditional houses for instance in the UK. There is a range of sizes and types available. Starting at Semi-detached villas, these might come with 2 to 3 bedrooms, private gardens, swimming pool and balcony. Garden homes certainly have been popular. In the area called Plai Laem a project called Samui Sanctuary was one of the first to offer this type of property. But lately there has been a shift to more Balinese style properties. Moving up to the larger villas on Koh Samui. These no doubt are a luxury class of property. They have their own land, gardens and much larger swimming pools. They might be sea-view, or alternatively within an area of extreme beauty. There are many fabulous villas here, some owned by the rich and famous. Some are beachfront properties. Others are secluded fine properties on the hillside.
Beachfront homes come in all sorts of sizes. But in general terms they are much more expensive than equivalent sized hillside properties. The main factor influencing prices of beach properties is the scarcity of land for building. Smaller plots of land are very hard to find. Larger tracts of land are sometimes on sale, but these are generally out of reach except to the very wealthy. Anyhow the propensity is for hotels and five-star resorts to take up the best land. Consider this, there are already many branded hotels on the island. Such as W Resort, Sheraton, Ritz Carlton, Four Seasons and Conrad to name only a few of the branded
Koh Samui does indeed have its share of Condominium for sale. But not so many as other areas of Thailand. Building height restrictions to a maximum of 12 meters. And planning laws have restricted the number of developments. This has meant that they are relatively scarce. Condo units are popular due to their purchase price being affordable. They also are less challenging when it comes to understanding the legalities. Foreigners can buy 49% of any building classified a Condominium under the Thailand condo Act. They can hold a foreign freehold title in perpetuity and pass on to their next of kin. The remaining 51% is generally sold as leasehold, to Thai Nationals or as Thai Company set up. In any event this is the reason why some foreigners believe they can only buy a condominium in Thailand.
Apartments on the other hand are leasehold, and only carry a maximum of 30 years leasehold rights. Sometimes leases can be renewed for another 30 years. The maximum available leasehold period under Thai law is 90 years split into 3 periods of 30 years.
One of the first investments a foreigner looks at is a condo or apartment. On Koh Samui Condos for sale are normally close to the beach. The most popular areas of interest are most likely to be Bophut, Choeng Mon, Chaweng and Lamai. This is where the majority of condominium are built. And the reasons are the relatively inexpensive price levels compared to entry level villas. Budget condos and apartments, studios and 1-bed units are the most popular investments. They are suitable for people looking for smaller investments at entry level. At the higher end there is a shortage of luxury penthouses for sale on Koh Samui.
Increasing demand for suitable housing has meant an increase in the value of land plots. The island has become quite a hot bed for developers looking to sell new products. And the main driver in land price is scarcity of suitable land for development. Sea-view land plots in desirable locations are highly prized. This has forced up raw land prices. Demand continues to be high. Beachfront land has become even more in short supply.
