Investing in an off-plan property – know your risks
These are some of the risk of investing in an off-plan development on Koh Samui.
Firstly, some real estate project developers have no prior experience. This does not mean the project will fail, but it does mean extra risk for the buyer.
Secondly, in several cases the company does not own the land. This is why special attention to the terms is required. Use your own lawyer and check carefully. Don’t just follow the advice given by the trustworthy developer.
Thirdly, sometimes the developer only has an option on the land. Perhaps for a payment to the landlord of a small down-payment. This is especially dangerous. There are several cases of developers using client money to fund marketing expenses, advertising, property shows and other pre-marketing activities.
Lastly, some developers make unreal claims about rental returns or capital growth. Buy-back guarantees e.g a guarantee of 140% increase property price after 3 years. Rental income net returns 8% p.a for instance. Some have no experience in this field.
