BEACHFRONT
Beachfront homes come in various sizes but are generally much more expensive than similarly sized hillside properties. The primary driver of these higher prices is the limited availability of land for development. Smaller plots are extremely rare, and larger tracts of land, when available, are typically accessible only to the very wealthy.
Hotels and five-star resorts often claim the most desirable beachfront locations. Koh Samui already hosts numerous branded hotels, including the W Resort, Sheraton, Ritz-Carlton, Four Seasons, and Conrad, to name just a few.
CONDOMINIUMS
Koh Samui offers a selection of condominiums for sale, though fewer than other areas in Thailand. Building height restrictions, capped at 12 meters, and strict planning laws have limited the number of developments, making condos relatively scarce. Despite this, condos remain popular due to their affordable prices and simpler legal requirements. Under the Thailand Condo Act, foreigners can purchase up to 49% of any condominium building, holding a foreign freehold title in perpetuity that can be passed on to their next of kin. The remaining 51% is typically sold as leasehold to Thai nationals or structured through Thai companies. This arrangement often leads foreigners to believe condominiums are the only properties they can buy in Thailand.
In contrast, apartments are leasehold properties with a maximum lease term of 30 years. Leases can sometimes be renewed for another 30 years, with the total maximum leasehold period under Thai law reaching 90 years in three 30-year terms.
Condos and apartments are often the first investments foreigners consider. On Koh Samui, condos for sale are usually located near the beach, with Bophut, Choeng Mon, Chaweng, and Lamai being the most popular areas. These locations attract buyers due to their relatively lower prices compared to entry-level villas. Budget condos, apartments, studios, and one-bedroom units are the most sought-after options, offering smaller, entry-level investments. However, Koh Samui has a limited supply of luxury penthouses, making high-end options harder to find.
